We put on a metal roof about three years ago and its still holding strong and doing great. We need to know if anyone here knows how much does a metal roof increase your home's value or doesn't it decrease your home's value?

Smart money spent on metal roofs always helps the value of your home grow. You already know you're probably going to pay a few thousands of dollars on roof replacement, so you better choose your material wisely. Asphalt shingles and slates rarely survive beyond 25 years. But metal roofs can live up to 50 years with little to no maintenance. That's because metal roof don't have thermal expansion and contraction so they don't crack, chip, break, or become loose over time hence your home value goes up. description

There's no doubt about it. It helps increase your home's value is one of the best ways to sell your home for more money later. That's because having a metal roof from the minute you installed it raised your resale value by about six percent. If you live most places in the U.S. you get back your investment in spades. Even three years later you should get back up to 95% of the money you invested in your metal roof. description

The length of a quality metal roof is amazing. Plus you get more energy efficiency due to the reflecting of heat in the summer and insulation in the winter. It usually comes with a 30-50 year warranty and they are fire resistent. You don't get more electricity hitting your house from thunderstorms because while metal conducts electricity, electricity is not drawn to it. Metal roofs are usually quieter than other types of roof when it hails, rains, snows or ices. Normal hail won't dent metal roofs. Your metal roof has no effect on the temperature in your attic. It's insulation that keeps your attic warm or cold. Using exemplary metal for your roof can increase your house value a lot. description

You should never lump a new metal roof with increased home value until we know more about your roof. We have all seen metal roofs that take away from the house and actually decrease its value. Think of a rusty tin roof on a barn and you'll know what I mean. If you used a premium metal roofing system then you have a roof that will outperform and outlast almost any asphalt roof. Its the right metal roof that adds to your home’s resale value. description

You usually get three things with excellent roofing choices. You get long-term payback and return. The payback hits you through increased home value, freedom from maintenance and energy efficiency. If your home's metal roof did that for you then you defintely went up in your home value. That's because roofing costs, seem to double about every 12 – 15 years and it keeps going up becuase labor costs keep rising. So you sitting pretty with your new home value. description
