Is there anyway to convert a flat roof into a pitched roof? We want to buy a home but the flat roof is a deal-breaker unless we can convert it into a pitched roof.

Yes you can do that but its not going to be cheap. Sometimes you can even leave the old roof in place and sometimes it's removed. Keeping the old roof in place is usually less expensive. But removing the old roof allows for a cathedral ceiling or custom attic-space options. You may also need to remove the roof if the walls can support both roofs. The new roof can be built with engineered wood trusses or traditional rafter framing. description

Of course it can be done but nothing in life is free. In the beginning I'm sure your flat roof was cheaper to install. A pitched roof is more expensive. It is a significant renovation if you are converting from flat to pitched. If you use long-lasting materials on your pitched roof, you can expect it to last 20 years or more. Pitched roofs are also an excellent way to add square footage on the inside of your building as well but unless we know your square footage, etc. we can't give you a firm answer. description

You could putting trusses over the top of the existing roof assembly to achieve the pitch. Then you could cut through the membrane and roof sheathing at the end of each rafter and blow cellulose between the sheathing and the ceiling below it. Blow some more cellulose on top of the sheathing and membrane too. Then you could add vents to the top of the roof. I have no idea how much it would cost. description
