We are building a house for the first time and a friend suggested that we consider a flat roof. She said that it will make it easier to maintain the temperature in the house, which will lower our utility costs. I’m concerned, though because I don’t know a lot about flat roofs. Do they use the same materials as pitched roofs or are there specific materials that have to be used on a flat roof?

What materials you use on your roof depends on the time and budget you have in place. The single layer membrane is a bit expensive but lasts a long time. Modified bitumen roofing is more affordable but can take a bit longer to install. A built up roof is the least expensive option but needs to be installed over a period of time to ensure that everything has time to cure properly.

The most commonly used materials for flat roofs have been used of really long time. Built up roofs are quite common, as are modified bitumen roofing. This doesn’t mean they are the best though. A membrane roof is probably the best option and is well worth the investment because it will last a really long time.
