We are building a house for the first time and a friend suggested that we consider a flat roof. She said that it will make it easier to maintain the temperature in the house, which will lower our utility costs. I’m concerned, though because I don’t know a lot about flat roofs. Do they use the same materials as pitched roofs or are there specific materials that have to be used on a flat roof?

What materials you use on your roof depends on the time and budget you have in place. The single layer membrane is a bit expensive but lasts a long time. Modified bitumen roofing is more affordable but can take a bit longer to install. A built up roof is the least expensive option but needs to be installed over a period of time to ensure that everything has time to cure properly.

The most commonly used materials for flat roofs have been used of really long time. Built up roofs are quite common, as are modified bitumen roofing. This doesn’t mean they are the best though. A membrane roof is probably the best option and is well worth the investment because it will last a really long time.

My home has a flat roof and we used description to determine which option was right for our home. We determined that a single layer membrane roof was the right option for us. We liked how long it lasted and that it was easier to modified bitumen roofing or built up roofing.

If you want to save money on your roof, you should have a built up roof added to your home. The built-up roof has been used for over a century and provides you with the ability to have repairs done really easily. Multiple layers of roofing felt are applied to the roof so when an issue arises you can often just add more of the felt when needed.

There are a couple of different options when it comes to flat roofing materials. Typical asphalt shingles can’t be used because water and snow will pool and cause leaks to get into the building. The type of material that should be used is determined by the location of your home and the environment that it will be exposed to. A roofer can help you determine what roofing material is right for your flat roof.
